Boundary / Cadastral Surveys
Cadastral and Boundary Surveys are the backbone of our firm. Whether monumenting boundary lines of a metes and bound deed, marking an easement location on the ground, or searching for original Public Land Survey System (Section, Township & Range) corners, we are up for the challenge. We are familiar with researching online, at the recorder’s offices and title plants and have years of experience in the field “following in in the footsteps of the original surveyor”. Completion of these projects often involves preparing and filing a Record of Survey map or Corner Record with the county surveyor. In addition to marking the property corners, we can also flag/mark property and easement lines to assist in building fences and determining setback requirements.
We perform elevation surveys for completion of FEMA (Federal Emergency Management Agency) Elevation Certificates. The certificates are used for determining flood insurance rates for property owners and determining compliance with county and city ordinances for issuing permits for buildings, solar panels, wells, and other improvements. If the structure is above the Base Flood Elevation (BFE) a Letter of Map Amendment (LOMA) can be filed removing the structure from the flood zone and thus removing the requirment for flood insurance. We locate specific features (manmade or natural) on a site and generate a topographic map showing their location relative to other features on the site. This is usually done to provide a base for the design of future improvements on the site. We locate many features: buildings, concrete curbs & walks, roads, trees, power poles, phone risers, water valves, sewer manholes, etc....and anything else specified by the owner, architect, or engineer.
We provide rough and finish grade staking for all phases of construction and as-built surveys of completed work.
American Land Title Association (ALTA) Surveys are done in conjunction with an ALTA Policy issued by a title company. ALTA surveys are a combination of a boundary and topographic survey. We generate a map showing all the visible improvements on the property along with the property lines, any encroachments, and easements of record listed in the title report. These are very detailed surveys, most often requested, in conjunction with the purchasing or financing commercial property.
We premark photo control points at the locations and of the physical specifications required by the client or the nature of the project. We then provide the three dimensional coordinates for theses points on either a universal (SPC) or local system for the photogrammetrist.
Legal Descriptions & Exhibit Maps
We prepare legal descriptions and exhibit maps for easements, rights-of-way, and division of property.
Court Exhibits & Appearances
We provide Exhibits/Maps created from survey data which can be used in different cases, from boundary disputes to accident claims. We also can give expert testimony on survey related matters and how we collected/created the exhibits/maps being used in the case.
