Accurately estimating the cost of a survey can be challenging due to the numerous variables involved, particularly with boundary surveys. Each survey project is unique, and factors such as whether the land has been previously surveyed, by whom, how long ago, the condition of monuments, how the boundary is described, discrepancies in deeds, the distance to be surveyed, terrain characteristics, travel time, and access to the site can significantly impact the time and effort required for the survey.
To address these challenges, we use a Time and Materials cost approach. We will provide an estimate of what we think it will cost based on our experience and preliminary research. The actual costs may vary. If something totally unexpected is encountered, it can be discussed, and the scope changed to meet your needs.
Here are a few ballpark costs to let you know what to expect before requesting an estimate:
- Consultation - Most clients spend 1.0 - 1.5 hours meeting at our office or virtually discussing their property, concerns, and reviewing maps and documents. $250/hour.
- Boundary Survey - Lot retracement where there is a recorded map the corners have been set before requiring only a Corner Record. The typical cost in Fresno County is $4,000 - $6,000. If there is no record of all the property corners having been set before a Record of Survey map is required to be filed with the county, costs typically are $8,000 - $12,000 depending on the size of the parcel and how far we need to survey to resolve the boundary.
- Marking Property Lines - Requires we find and verify the corners (Boundary Survey) before marking between the corners. In addition to the Boundary Survey, costs are typically an additional $200 - $2,000 depending on terrain, spacing and length to be marked.
